Gorgeous 3 bedroom luminous flat ideal for students or professionals on temporary work contracts, located in heart of Grácia, only 4 minutes away from the metro stops Lesseps or Fontana. Gracia, one of the most sought after rental areas in Barcelona is like a town in itself. Full of theatres, designer shops, quality restaurants; a very trendy neighbourhood. The flat has a large balcony outside of the kitchen that recieves alot of sun! The living room with its exposed brick wall is spacious, bright and communicates with a modern and fully equipped kitchen. The flat has a HUGE double room which is very luminous and two more single rooms. The bathroom is also modern with a large bathtub with seat, as well as there is a separate toilet, great for sharers and when you have company. Please read the rental conditions before booking the apartment RENTAL CONDITION Please, note that we charge 16.33% per rented month as an agency fee, to be paid only once on or before the check-in date. Internet included in the rental price, all other bills are to be paid separately (100/150 euros per month). For renting, students will need to provide guarantor information (should be their parents), while workers will be required to provide their three most recent payslips and their employment contract. Those self employed can show their tax d(hidden)ration. If you want to avoid showing any information, you can pay your rent + bills all together EXAMPLE: - 1-month rent: agency fee would be the 16,33% of the first-month rent. To be paid only once - 2 months rent: agency fee would be the 32,66% of the first-month rent. To be paid only once - 4 months rent: agency fee would be the 65,32% of the first-month rent. To be paid only once DEPOSIT: - up to 6 months rental period: The deposit fee is one monthly rent month - more than 6 months rental period: the deposit fee is two monthly rent. BILLS: The bills mentioned in the listing are an estimate, at the end of your tenancy you will be shown how much has been consumed and accordingly the difference will be charged to you or returned to you CONTRACTS: - Contracts will be sent to each tenant and guarantor’s email. The contracts should be digitally signed by everyone mentioned in the contract, including guarantor. - Contract should be fully signed before checking in CHECKIN: Tenants to arrive at our office in Carrer de Llacuna 94 with a valid ID between Monday to Friday 9am to 6pm to collect keys If the check in is after working hours or on weekends an agent will be sent to the apartment with keys. A late check in fee of 25 euros to be paid in cash for check ins after 9pm, and 40 euros after 11pm. PAYMENT: You have 3 options to pay the balance 1. Cash (can be paid in office, only for checkins on weekdays before 6pm) 2. Card (can be paid in office if checkin is on a weekday before 6pm, or an instant link payment can be sent for weekend checkins or those who want to pay in advance - please note a card fee of 2.5% on the final amount will be charged for card payments) 3. Bank Transfer - the amount should show in our bank account on or before your check in day.
